The average sale price for a condominium-class property in May was $424,843, up 24% from the previous month, while the average sale price for a residential-class property was $741,206, up 35% from the last month. This “indicates that the condo market has recovered from the reductions suffered early in the pandemic, with the number of condominium sales transactions increasing by 85 percent in May 2021 over May 2020, paired with a 21 percent price increase in the same periods.” says Wright.

Ottawa housing market: Facts and figures-

In May 2021, OREB members sold 1655 residential properties, an increase of 78 percent. There were 1168 freehold house sales, up 78.9%, and 487 condo sales, up 75.8% over the previous year. The average freehold house price in Ottawa has increased by 29.94 percent to $781,337.

Ottawa’s average condominium price has increased by 22.7 percent to $431,247. Overall, Home prices in Ottawa continue to be much cheaper than those in Vancouver and Toronto.
