According to CREA stats, home sales in Barrie and District held steady at subdued levels in January 2023. The MLS® Home Price Index (HPI) composite benchmark price for all types of homes in Barrie was $778,200 in January 2023, representing a notable decline of 17.7% compared to last year. 

Looking at individual property types, the benchmark price for single-family homes in Barrie was $817,300 in January 2023. Meanwhile, the benchmark price for townhouse/row units was $584,700, marking a sharp decrease of 14.7% from the same month in 2022. The benchmark price for condos was $501,900, a substantial decline of 16.7% compared to year-ago levels.

Finally, the year-to-date average price for homes sold in the City of Barrie as of January 2023 was $730,553, a substantial decline of 22% compared to last year. 

In January, new listings exceeded the ten-year average by 5.8%, respectively. Active residential listings more than doubled from a year earlier, reaching 651 units by the end of January 2023. This represented a 235.6% increase from January 2022. Additionally, months of inventory stood at 3.4, well above the long-run average of 2.9 months for this time of year.

As seen in the image above and looking at the Canadian Real Estate Association (CREA) market stats, the Barrie real estate market favours the homebuyer. And this may be the year when you finally start looking at condos for sale in Barrie.

To Buy or Not to Buy?

In summary, the Barrie real estate market has been impacted by higher interest rates and economic uncertainty, just like other regions in Canada. However, the current market conditions present an excellent opportunity for buyers, with an increased inventory and flattening prices.
