According to the latest statistics from the Toronto Regional Real Estate Board (TRREB), the average home price in Caledon was $1.18 million in February 2023. This represents a decrease of 25.1% or $397,425 from January 2023 and 35.1% or $640,349 from last year. Despite the significant drop in home prices, Caledon saw 67 home sales at the end of February.

Detached houses in Caledon had an average price of $1.32 million, down 24.9% or $438,421 month-over-month and down 35.6% or $732,082 year-over-year. There were 44 detached townhouse sales. Semi-detached houses averaged $1.04 million, up 5.2% or $51,540 month-over-month but down 22.2% or $296,148 year-over-year. Only five semi-detached house sales were reported.

Attached houses had an average price of $904,680, up 5.4% or $46,013 from last month. Only one apartment-style condo was sold in Caledon in February 2023, with an average price of $679,900. This sale came after 33 days on the market, and two active listings were present at the end of the month.

Over the past ten years, the average sale price for residential properties in Caledon has increased by 96.8%. This includes significant gains for detached houses ($679,690), semi-detached houses ($652,340), attached houses ($609,680), and apartment-style units ($314,000). While prices have recently decreased, the long-term trend indicates significant growth in Caledon’s real estate market.
